I’ll get straight to the point. Many Real Estate Sellers are in panic mode right now because their house has been on the market for several months and no offers have come in. Not one. And barely a handful of prospects have walked through the door.
What does this all mean? That you should switch Real Estate Agents? That you should drop the price? That you should freak out?
The truth is, the deep freeze Winter months are a detriment to high sales. Let’s face it, unless a Buyer needs to move in 30 days, he is not looking right now. At least not in person. No one wants to trek in -20 degree weather and snowstorms to visit a property that isn’t a steal of a deal.
What should you do?
– Be Patient. Everything eventually sells. Let’s wait for the weather to warm up.
– Drop Your Price. Since we are currently in a Buyer’s market, many Sellers who have priced their properties at a price that would have been acceptable 12 months ago, must readjust their price. Your Real Estate Agent will be able to produce a list of comparable properties that have recently sold in order to give you a good idea of the price your house or condo should be listed at.
– Consider Offers. I recently brought a Buyer to a house that had been on the market for months. We presented the first offer they had a received. A respectable offer, ready to negotiate. They listened to their Broker and did not even counter us because they wanted to get an unrealistic, close-to-asking price. They lost out. The Buyer moved on to another property and that house is still on the market. No matter how low an offer is, if you are a Seller in today’s market, give a counter offer, you never know to where a Buyer is willing to go up. You snooze, you lose.
